Meritage Homes has opened six model homes in Spring Brook Village, a 115-acre community located along Gessner Road near Clay Road in Spring Branch.

Three townhome models are open, showcasing the five designs that are priced from the $270s. The two-story detached plans range from 1,495 to 2,052 square feet and all offer three bedrooms, 2.5 baths and two-bay garages.

The Harper design, modeled at 3217 Millwork, features a large kitchen island and dual owner suites. The 1,771-square-foot Paxton plan at 3215 Millwork boasts a curved kitchen island and multiple walk-in closets. Meritage’s Weston design, at 3213 Millwork, is the largest townhome floor plan and offers flex space and a game room.

The six designs comprising Meritage’s patio home collection offer three and four bedrooms and range from 1,938 to 2,870 square feet. Other features include game rooms, media rooms, a pocket office, master suite sitting area and options for a private courtyard, first-floor master suite or dual master suite. Pricing is from the $330s.

The Broadway design, which is part of Meritage Homes’ executive home collection, also is open in the community. With 1,832 square feet, the single-story Broadway, located at 3203 Millwork, offers two bedrooms, an open-concept great room and space that can flex to a home office or play room. Four homes are in this executive collection, and all are priced from the low $400s and range from 1,719 to 2,442 square feet.

Approximately 900 homes are projected for Spring Brook Village, with the first phase offering 41 townhomes, 46 patio homes and 28 executive homes, all detached. All homes are being built outside of the 500-year flood plain, with homes built so they are at least 2 feet above the specified 500-year flood plain, a standard that meets requirements passed this spring by the Houston City Council. Meritage Homes is the developer of Spring Brook Village and its exclusive builder.

Central to the development is a 26-acre drainage system that not only keeps rainwater contained away from homes and neighbors, but also functions as community amenity lakes and will be flanked with park space for residents to enjoy.
