Houston Business Journal - A custom home building company is cashing in on the strong demand for luxury housing in north Houston by developing two pocket communities near Exxon MobilCorp.’s (NYSE: XOM) new campus and opening a new office in Conroe.
Houston-based Partners in Buildingrecently opened its second Houston-area office in Conroe to meet the increasing demand from property owners wanting to build luxury, custom homes on their acreage in Conroe, The Woodlands and throughout Montgomery County. It’s other office is located on Richmond Avenue with plans to open a third office in the Richmond/Rosenberg area.
North Houston is booming with new construction.
“We are already seeing signs of increased build on your own lot activity just with the first small wave of Exxon Mobil employees now relocating to the north Houston area, and we decided that the best way to serve these customers is with our first office in the area,” Wes Bryant, president of the Houston "Build on Your Lot" division at Partners in Building, said in a statement.
The campus is expected to become fully occupied next year.
Partners in Building purchased 21 acres for its new development, Stratton Woods on Gosling Road, about a mile from the Exxon Mobil campus two years ago.
“The new Exxon campus was the sole motivation for us purchasing the land,” he said. “It was obvious there was going to be a demand for more single-family homes.” Jim Lemming, president of Partners in Building LP, told the Houston Business Journal in a recent interview.
The gated community includes 40 sites for homes priced from the $650,000. A model home in the development opened in April.
This month, Partners in Building opened its new model home in Sundance Lakes, the first custom home neighborhood in The Falls at Imperial Oaks, located across Interstate 45 North from The Woodlands. It will include 40 custom homes priced from the $550,000s on 100-foot-wide home sites.
Exxon isn’t the only large employer moving to the north Houston area. Texas Children’s Hospital broke ground in The Woodlands in January.
