Said to be located at the crossroads of Brazoria County, Manvel's history was greatly influenced by the railroad, settlers from the north, the weather and oil. It was named after Allen Manvel, the president of the Santa Fe Railroad. Manvel went from a recorded population of 106 in 1970 to a population of 3,549 in 1980, due largely to the construction of Texas 288. The population is currently 7,200 and is slated to grow to almost 20,000 by 2015.
Manvel is the largest city “by size” in Brazoria County being 55 square miles. With frontage on Texas 288 and Texas 6 and just 20 miles from downtown Houston, developers are looking at Manvel for large multi-use projects encompassing commercial, retail and master-planned residential communities. Argovitz Capital Corp. is planning a one million-square-foot shopping mall on a 150-acre site at the northwest corner of Texas 288 and Texas 6.
New-home communities are currently under development including Sedona Lakes which features premium home sites backing up water features. Other amenities include lakes, trail systems, mature trees, waterfall entry, play ground, pool with splash park, a community building and pocket parks.
